4 NEARBY TOWNS, VILLAGES AND ATTRACTIONS 1) 1.1 miles to FREMINGTON Fremington is the nearest village to Yelland, it has a quay on the river Taw, it is an excellent location for walking and adjoins the Tarka Trail, a well know cycle route. There are shops, pubs, restaurants and various amenities, a primary school and a post office. BRAUNTON 2) 1.9 miles to INSTOW Instow is a picturesque holiday village by the estuary characterised by small local shops with pubs, amenities and a well known restaurant The Boat House, reflecting Instow s reknown as a sailing and fishing venue. 3) 4.2 miles to BARNSTAPLE Barnstaple is a large thriving market town with a small theatre, good restaurants, supermarkets and all that would be expected in a market town. 4 WESTWARD HO! Westward Ho! is a seaside town with shops, hotels, pubs and restaurants, it also boasts one of the finest beaches in the South West of England, famous for windsurfing, bodyboarding, sand-yachting, kite-flying and kite-surfing, it has schools for teaching almost any water sport. 6 THE SITE PLAN The houses are arranged in terraces on either side of East-West roads, all facing to the Southerly view. All houses have been designed with their living areas and at least one bedroom facing to the South and into a walled garden. The house plans therefore differ depending on which side of the road they are entered, ie the South or the North. This layout concept is fundamentally different to most modern estates where houses are arranged around mostly cul de sacs with houses and gardens facing in all directions. At Sun Houses every house has a South facing walled or partly walled garden directly accessed from the living area of the house, they have been designed to maximise the connection between internal and external space. 05

7 THE HOUSE PLAN The design style is contemporary and is intended as a modern interpretation of a traditional bungalow which is the predominant local style. The plan is rectangular with two monopitch roofs linked by a continuous roof light admitting daylight into the centre of the plan and facilitating cross ventilation. All houses have two bedrooms on the ground floor, one with an en-suite bathroom, some houses are chalet bungalow style with a room on the first floor with a balcony always looking South. All houses have a minimun of two parking spaces and most of the houses contain large garages and projecting window boxes on the North elevation. The roof mono-pitches allow space that would otherwise be lost to the roof to be included within the internal areas to form sculptural roomy volumes, adding quality of space. 06

21 THE FEATURES AND MATERIALS The high quality materials used externally are white acrylic insulated render, with natural Oak double glazed windows and doors. Internally the rooms are prepared for a variety of floor finishes including engineered wood, tiling and carpeting, the bathroom has white sanitaryware in a contemporary style and the kitchen is designed with high gloss units, laminate worktops and built in appliances. All kitchens have mid level ovens and some have full height fridge/ freezers. The internal detailing is also contemporary with shadow gap skirtings, flush doors and door frames and frameless glass. Internal lighting is also contemporary in its design with recessed wall uplights, strip LED, and individual switched 5 amp sockets for the connection of owners floor standing and desk mounted fittings. 22 HEATING SYSTEM All houses are heated via underfloor heating powered from air source heat pumps (ASHP) mounted externally in the garden, internally every house has a 200 litre hot water cylinder assuring ample hot water. The ASHP units are exceptionally efficient with an energy delivery of approximately four times the input, this counts as renewable energy and combined with the very high levels of insulation make the house particularly sustainable with low heating costs. 23 THE ARCHITECT Founded in 1990, London based Guy Greenfield Architects design contemporary buildings and products that have a rational logic combined with sculptural qualities. Each project responds carefully to brief, context and user needs. Stirling Prize finalists in 2001, the practice is particularly concerned with attention to detail, quality, materials and innovation. Guy Greenfield was born in Birmingham in He studied building technology at Brunel University, followed by Oxford School of Architecture and Cornel University, USA. He qualified in Since its inception in 1990, the practice has worked on a number of health projects, private residences and has designed and developed a number of waterfront residential schemes. In 2005, the practice completed its own seafront residential development, Nautilus in Westward Ho!, Devon, which also won an RIBA Award.
