2 Self-guided Walking Tours Ground-oriented Housing Types Take this self-guided tour with your friends or neighbours to explore new housing ideas for the Cambie Corridor. Be sure to wear comfortable shoes and dress for the weather. Please also respect the privacy of residents who live along the route by only viewing the housing type examples from the sidewalk or street. We want to know what you think! Take the tour and then complete the questionnaire (see the end of the booklet.) As part of the Cambie Corridor Phase 3 planning process, we ll be exploring new housing types. To help you get a feel for the range of options out there, we ve prepared three self-guided tours in Kitsilano, Mt. Pleasant, and Cedar Cottage that highlight a variety of ground-oriented housing such as townhouses and rowhouses. These self-guided tours provide an opportunity to see the options or features that might work well in the Cambie Corridor.* PURPOSE OF THE WALKING TOURS Learn about different types of ground-oriented family housing. Explore what you like and don t like about certain housing types and design elements. BACKGROUND ON CAMBIE CORRIDOR PLAN In 2009, Vancouver kicked off a three-phase planning program to guide long-term growth in the Cambie Corridor. The first two phases produced the Cambie Corridor Plan (2011). In May 2015, we launched Phase 3 to build on the Cambie Corridor Plan, focusing on surrounding neighbourhoods within walking distance of transit. This step will also provide more guidance for community amenities and the design of public spaces. *Note: Site statistics noted for each stop (e.g., site area, site width, site depth, floor area, and density) are estimates only. 3 What to Consider On the Self-guided Walking Tours Here are some things to look for on the tour CREATING HOUSING CHOICE Family-friendly features Elements usually found with a single-family house (e.g., front door facing street, outdoor space, garage, etc.) Increased options The example presents a new housing option in the area DESIGN/ARCHITECTURE Style E.g., modern, contemporary, traditional etc. Materials and quality Materials and quality of finishing that contribute to the appeal or fit of the example Sunlight and shadowing Placement of common or semi-private outdoor space to maximize sunlight access Privacy Features that create privacy for residents and neighbours Parking Convenient and well-located parking on the site Activating the lane Eyes on the lane (i.e., doors or windows face the lane) SENSE OF SCALE AND DEFINITION Neighbourhood fit of new building Features that help the building fit with neighbouring homes, buildings, or street (e.g., height and width of building and depth of front, side, and rear yards) PLACEMAKING Gathering spaces Places to sit, gather, rest, and socialize Landscaping Trees, shrubs, and other plants that helps integrate the project with the neighbourhood Public art Art or other features that enhance the walking experience Activating the street Front doors, porches, and windows face the street and enhance the walking experience LANDSCAPING Integration Trees and landscaping help integrate the homes with the street and sidewalk area Street trees A tree canopy above the street and sidewalk that improves the walking experience Urban forest Trees, shrubs, and other plants that contribute to the sense of an urban forest Habitat Landscaping that creates habitat for native wildlife, e.g., birds and pollinators Boulevards Spaces between the sidewalk and street that create opportunities for tree plantings Privacy Private or semi-private outdoor spaces SAFETY Eyes on the street Windows, balconies, and porches look out onto courtyards, the street, sidewalk, and lane Access Multiple routes and connections through and around the site Lighting and visibility Sidewalks and other walkways, and public spaces that are sufficiently lit City of Vancouver 2

4 Self-guided Tour Mt. Pleasant DISTANCE: ~2.5 km ABOUT THE AREA The Mt. Pleasant neighbourhood has a diversity of housing types. There is a prevalence of large character homes in the area west of Ontario St., and like Kitsilano, there are areas of lower apartment buildings, many constructed in the 1940s 1960s. The zoning (RT-6) in this area encourages keeping and renovating existing buildings to maintain an architectural style and form consistent with the original character of the neighbourhood. While the buildings retain a single-family character, many dwelling types are possible such as duplexes, multiple dwellings on a single lot, homes converted to include more than one unit, or a residence built on the site of an existing home. Both new and renovated buildings must fit in well with buildings on the heritage register. East of Ontario St., zoning (RM-4) permits lower apartment buildings and townhouses. Existing buildings/homes in this zone can be retained but should fit in well with existing buildings. ALONG THE WAY While several homes have been identified as stops on this tour, there are a variety of building types along the way (e.g., the small houses the lane between Columbia St. and Manitoba St.). Keep your eyes open for other interesting developments and note key features that draw your attention.
