3 THE ASTON 187,000 SF 17 stories 57 units Gilbane provided construction management services for the $65 million, 17-story, 187,000-square-foot mixed-use residential tower built on a tight, urban site that consisted of a 17,526-square-foot tower in the heart of Queens, New York. The high-rise tower contained one-, two- and three-bedroom residences. Substantial retail space was located on the first floor. Two-story, 126-space underground parking garage consisted of two levels with a concrete foundation and required extensive underpinning to the adjacent properties. Other amenities included a common lobby area, gymnasium, activity roof, and on-premises laundry facility. The residential superstructure was reinforced concrete, while the retail component was steel framed with set-back terraces and glass-railed balconies. Working on a foundation of trust and teamwork, Gilbane worked with us collaboratively to address all issues in order to meet our project s aggressive budget and schedule challenges. What makes this project such a success is not only the project control systems, safety program, and oversight of the on-site work, but it is also the professionalism, knowledge, experience, and integrity of the personnel that are assigned to our project. - MICHAEL J. This four-story, 18-unit, 87,000-square-foot residence contains spacious three-bedroom, three-bath open floor plans with features that include a resort-style recreation area with a pool, spa, barbeque pergola and fire pit. The rooftop houses six penthouse residences with views of the Gulf of Mexico and Sarasota Bay along with private, livable terrace spaces. GILBANE BUILDING COMPANY GILBANE
4 GILBANE S LEADERSHIP IN RESIDENTIAL FACILITIES $ 8 + billion worth of residential facilities built, totaling more than 32 million square feet 525 WEST 52ND STREET 450,000 SF 22 stories 400 units 400-unit luxury rental building in midtown Manhattan. Mitsui Fudosan America, an arm of the Japanese Real Estate company of the same name, and Taconic Investment Partners have teamed up to develop the two tower building, the larger of the two will be 22 stories high, and the smaller tower will be 14 stories high. 5TH AND WEST RESIDENTIAL CONDOMINIUMS 477,067 SF 39 stories 154 units Gilbane, along with our JV partner, is providing construction management at-risk services for a new triangular-tower residential condominium development located in Austin, Texas. This tower will feature a variety of amenity spaces, including several lounge areas, a conference room, a garden terrace, game rooms, a fitness studio, an outdoor pool deck, and a private pet park and spa. Retail space will be located at the base of the development. The project is pursuing an Austin Energy Green Building 2 Stars Certification. Building the Next Generation of Residential Housing
5 RESIDENCES AT RODNEY SQUARE 468,000 SF 13 stories 242 units The complex project in Wilmington, Delaware consisted of demolition of the Hercules Tower to ground level, renovations to three buildings and recreation of a courtyard between wings to allow more natural light into each unit. The renovated residences include parking spaces on three levels, retail, restaurants, swimming pool and an interior courtyard situated on the top level of the garage. AZURE CONDOMINIUMS 575,000 SF 5 stories 113 units The ultra-luxury unit boutique condominium complex, Azure Condominiums in Jupiter, Florida. The amenities will include a private reserve wine cellar, club room with HDTV and game tables, catering kitchen/bar card room, conference room and a business center, as well as two outdoor heated swimming pools, two outdoor spas, landscaped pool terraces with cabanas, fitness center with computerized aerobics stations, spa with massage rooms, sauna, steam room, and outdoor grilling areas. 6 855 AVENUE OF THE AMERICAS 570,000 SF 47 stories 375 units The $230 million mixed-use development in New York, New York consists of a residential tower containing 375 residential rental units and a diverse package of amenities including a deluxe gym. The commercial base includes approximately 122,000 SF of office space and approximately 70,000 SF of retail space. 675 N. HIGHLAND AVENUE MIXED-USE DEVELOPMENT 300,000 SF 6 stories 125 units Mixed-use development in Atlanta, Georgia that includes street level retail, one-to-three bedroom high-end residential spaces, restaurant and a precast concrete parking structure. They worked around these obstacles, and provided a very well done new piece of the community. Their workmanship was very apparent, and their ability to maneuver the final inspections was a testament to the great work and open communication they developed with the City officials.
