We create this environment with our commer cial properties and thereby lay the foundations for the commercial success of our tenants. Our property group was established in 1972 in Hamburg. To date, we have developed 20 buildings under the EUROPA-CENTER brand name, with a construction volume of around 360,000 m². Our involvement doesn t end with the handing over of the property keys: as the building owner, developer and proprietor, we support our customers throughout the entire life cycle of our properties. That means, from the initial planning phase onwards, we are a reliable partner who attends closely to the needs and desires of our tenants. As a competent and financially sound business in the commercial property field, we pay very close attention to developments in the German and international markets. Our long-term experience helps us to recognise a site s potential at an early stage and to use this accordingly. Along with the management of our property portfolio, the solid, sustainable expansion of EUROPA-CENTER AG throughout Europe is one of our key business objectives. Over the course of our target growth trajectory, our property portfolio is expected to reach 700,000 m² in size by

7 Profile, spectrum and services We are experts in the area of sustainable commercial property. We focus on the development of upmarket offices and business premises. However, our range of properties also includes hotels, business apartments, logistics halls and sorting depots and multistorey car parks. As creditworthy building owners, our projects are 100% selffinanced from the outset an essential prerequisite for fast and uncomplicated project implementation. We mainly develop our projects for our own portfolio. In this way, we cannot only call upon our many years of experience in planning and construction but also the operating of our own buildings. 9 Philosophy and brands The EUROPA-CENTER brand represents sustainable, contemporary architecture that combines comfort, functionality and aesthetics and meets the highest quality standards. Our business ethos is characterised by a self-perception which places our tenants at the forefront. As a developer, owner and proprietor, we offer a one-stop shop for integrated solutions with an excellent price/performance ratio: from site acquisition, project development, planning and construction to the rental and property management. The individual support of our tenants starts long before the signing of contracts. This involves the creation of floor space concepts by our planning team in cooperation with our rental management team which are tailored exactly to the needs of our potential customers and structurally implemented by our project managers. Our property management staff provides active support for our tenants regarding any tenancy-related wishes and concerns. By providing our own property managers for each of our locations, we ensure that there is always a EUROPA-CENTER representative available on site. This keeps our lines of communications short. And our tenants can enjoy the great feeling that comes with good, all-round support. We also provide reassurance surrounding incidental costs which are charged at a flat rate. 11 Top locations our site selection Success doesn t happen by chance. The EUROPA-CENTER property group chooses its locations in a careful and measured way and based on our many years of experience. We precisely analyse a region s potential and then make targeted investments in sustainable sites in top, high-growth, secondary (1B) locations close to the city. With great connections to the regional transport network, an excellent local infrastructure and major companies in the surrounding area. In Germany and across Europe. With our own international business representing us outside Germany, we analyse the European market intensively to identify new potential investments. In light of the stabilising Spanish market, we are focusing on Spain. 13 Projects for the future We are developing projects for the future. We use durable and eco-friendly materials for our building construction. We use environmentally friendly technology such as solar power and geothermal energy for our energy supply. The majority of our new-build projects are therefore certified by the German Sustainable Building Council (DGNB e.v.) or in accordance with other green building standards. This requires in-depth market knowledge, clear vision and comprehensive expertise. Expertise which we have gained through many years of building and managing our own properties. We understand: markets change along with the needs of the tenants. We therefore create properties which are designed to meet the changing needs of users through flexible room concepts covering the entire property life cycle. Efficient and flexible. 17 Eye-catcher with added value Bright, golden facades, a curved shape, large windows that ensure bright, welcoming interior rooms: The EUROPA-CENTER office building at the Forum Adlershof in Berlin will also be a real eye-catcher. The design of the zoom architects office excels from both an urban planning and architectural perspective. A superb property has also been created in terms of energy efficiency, sustainability and space efficiency. With its four storeys and almost 6,000 square metres of floor space, the building will be smaller than the existing construction phases in Adlershof. Whether consultancy firms, law firms of creative agencies the flexible rental space appeals to various target groups. This new-build property will also make a lively centre of attraction due to its commercial arcade. Catering businesses, retail shops and other service companies will be given a new home here. In early 2018, the first tenants will move in and bring to life this innovative building right in the heart of the Forum and directly within the Humboldt University campus. 19 New stimulus for the Ruhr metropolis In early 2016, the go-ahead was given in Essen for another ambitious project by the EUROPA-CENTER property group. In the third construction phase, a modern building collection consisting of a hotel and office building is being created just a few minutes walk away from the main train station. Once it is completed in early 2018, the BITMARCK Group in Essen will be combining three buildings under one roof which to date have been spread across the city. The new company headquarters for the service provider, Full-Service-IT, will have modern, functional office space, a presentable reception area with lobby and a modern conference room. As such, 94 per cent of the office space has already been let in advance. For the hotel building, a lease agreement has been signed with the Novum Hotel Group. As a modern budget design hotel with 145 rooms, restaurant with outside terrace and bar, it will bring even more life to the area. A green axis between the buildings with publicly accessible inner courtyards will increase its attractiveness. 21 Growth in the Airbus vicinity Airbus employees can feel as though they are floating above the clouds in the EUROPA-CENTER Hamburg Finkenwerder: a meeting room designed like the passenger cabin of an A380 airplane, a forum building shaped like an aircraft s nose air travel is here, right next to the Airbus factory site, omnipresent. The European aircraft manufacturer is the main occupier of the second construction phase which was completed in The Airbus BizLab is also based here: in these exciting surroundings, start-up companies work on delivering innovations in the fields of aviation and space navigation using successful business models. This new-build complex is the ideal environment for creative people: the building s impressive aspects include its flexible space concept, efficient building control, high safety standards and modern air-conditioning system which uses concrete core temperature control. We developed the EUROPA-CENTER Hamburg Finkenwerder jointly with Airbus which allowed us to adapt the building perfectly to the needs of the aviation group and its suppliers. Around 70 per cent of the floor space was let shortly after the building became operative. Right next to this, another site has now become available for future project development. Preliminary negotiations are currently underway. 23 Third construction phase Berlin Adlershof Once the birthplace of German aviation, Berlin Adlershof is now the prime destination for self-starters and creative people from the fields of science, business and media. A perfect location, therefore, for the EUROPA-CENTER Berlin Adlershof: in 2015, the third and final construction phase was completed in Germany s most advanced technology park. This property also has advantages which are typical of the EUROPA-CENTER: light-filled office rooms, high standard of fittings and flexible layout. We are aiming to obtain gold certification from the German Sustainable Building Council (DGNB) for this Green-Building-Standards-compliant building. The use of environmentally friendly geothermal energy and modern technology ensures ambient room temperatures. The third construction phase saw the completion of this EUROPA-CENTER building at the Adlershof science location.
