The main focus of the upgrade relates to the building s central plant and on floor air conditioning systems services in conjunction with the overall aesthetic upgrade of the floors. The works to the Premises include the following in relation to Levels 11-16: Timing Installation of high quality low volatile organic compound (VOC) commercial grade carpet tiles in both the tenancy and common areas of each floor. Re-paint all Low VOC painted surfaces applications to both the tenancy and common areas on each floor with two coats. Replacement of the ceiling with new ceiling tile and grid to each floor (Levels 11-16). Upgrading of the lift lobby finishes and energy efficient lighting. Upgrading of the toilet facilities to include, but not limited to, new energy efficient lighting, new mirrors, new water saving tap-ware, water efficient toilet cisterns, new bench tops and basins, new tiling. Installation of T5 lighting on tenancy floors with time clocks and motion sensors. New MATV system backbone to enable digital television and Foxtel service transmission. New CCTV system and coverage to PCA Grade A requirements. New Tenancy Condenser Water system to all tenancies. Provision for tenant to install back-up Generator power. Upgrade of Ground floor lobby and reception counter. Lift upgrade and modernisation including new passenger lift interiors. The floors will be available for fitout from 1 September Financial Details Rental: A rental of $395 square metre per annum net. Rental Increases: Fixed increases of 4% per annum. Outgoings: Estimated building outgoings at $96 per square metre per annum. Incentive: A market based incentive to assist tenants with the high capital cost involved in moving premises is available
