Based in Oakland, Califrnia, we are vertically integrated frm acquisitin t peratin, and active in the market with 500,000 sq ft f prjects acrss 7 sites under develpment. What We re Ding: Ww is currently fcused n creating innvative, affrdable hmes fr the middle class. Our visin is t enable friends and families t live in premium 3-4 bedrm hmes at 50% r mre belw market rate. We re ding this by pairing efficient, mdular design with ur prprietary rmmate-matching technlgy that is being built by a team f frmer Ggle, Talpit, and Unit 8200 engineers. Design Cntest: We are hlding a cntest t surce new ideas t revlutinize the urban living experience using the cncept f MacrHmes. MacrHmes are Ww s prpsed slutin and first prduct t slve the husing crisis facing ur cities tday. Affrdable, efficient, and designed fr lng-term ccupancy, we envisin MacrHmes as a tl that can address nt nly the Bay Area reginal husing crisis but als husing in urban areas wrldwide. We invite design prfessinals and students t submit cnceptual design ideas in accrdance with the details utlined belw. The winning submissin will receive a $10,000 prize and the pprtunity fr a ptential partnership with Ww n a future prject. Scietal Cntext: Fr purpses f the cmpetitin, we re fcusing n West Oakland, Califrnia. West Oakland has suffered frm the chrnic husing shrtage thrughut the Bay Area paired with inflated land values as a result f the Dt Cm bm, the rise f Silicn Valley, and the gegraphical respnse t the 1980 s and 2008 ecnmic recessins. Inflated land values crrelate t rising rent, which has led t displacement, particularly within lwer-incme neighbrhds. In the late 90 s, a migratin f artists and wrking class families, wh themselves were pushed ut f San Francisc, mved t Oakland, displacing the neighbrhds befre them, and are nw themselves being displaced by upper middle class individuals mstly frm the greater Bay Area.

The Ecnmist in 2015 wrte: accrding t ne study, emplyment in the Bay Area arund San Francisc wuld be abut five times larger than it is but fr tight limits n cnstructin. Ttal up these csts in lst earnings and unrealised human ptential, and the figures becme dizzying. Lifting all the barriers t urban grwth in America culd raise the cuntry s GDP by between 6.5% and 13.5%, r by abut $1 trillin-2 trillin. It is difficult t think f many ther plicies that wuld yield anything like that. The Prblem: West Oakland is marked by decades f ecnmic decline and neglect. The husing shrtage has put a strain n existing cmmunities, and there are n clear slutins t increase husing fr the middle class r t prtect the vitality f lwer-incme and marginalized neighbrhds. A Slutin - MacrHmes: This cntest is an pen dialgue t slve husing challenges that West Oakland faces tday by prviding, fr the first time in a lng time, privately funded affrdability t help the city and its residents thrive. If we can slve West Oakland, we can help ther cities in America, creating a slutin fr affrdable husing accessible t all, regardless f race, class, r ecnmic status. The gal f the MacrHme Versin One will be t reduce rental prices by 30-50% fr grups f up t fur individuals such as teachers, nurses, city wrkers, r family members, in hmes designed t maximize cmmn space and efficiency. Unlike many c-living spaces n the market tday, the MacrHme is envisined t be a lng-term living slutin a real apartment. MacrHme Sample Cncept

3 Ww - MacrHmes Design Cmpetitin 3 f 6 Experience Prgramming Gal: Design a space that fsters serendipity and cmmunity amng residents. Create a place that peple are prud t call hme and welcme visitrs. Determine the crrect mix f private t public space within the apartment t enable grups f friends/family members t live in the space fr 2-10 year perids. Design Prgramming Gal: Arch Mdular fur persn unit with fur beds that is n mre than 800 sqft r a maximum f 200 square feet per persn. Must meet minimum ADA adaptability requirements. The unit must cntain: a) Cking area ( kitchen is left ut intentinally) b) Fur sleeping spaces ( bedrm is left ut intentinally) i) Must be able t fit a queen size bed cmfrtably. ii) Must have a clset r ther strage slutin c) Tw Bathrms d) One space with a windw must be 120 square feet ( designatin is left ut intentinally) e) Unit must be adaptable t varius sites and cnfiguratins i) Unit culd be recnfigurable Reduce sffits where pssible. Cnstructability Prject shuld hit LEED v4 New Cnstructin Silver at a minimum and aim fr net zer energy systems. Reduce Structural flr and ceiling thickness as tight as pssible. Ability t use mdular cnstructin n the prject a) The gal wuld be t partner with a mdular manufacturer t deliver MacrHmes in a significantly reduced schedule.
