1 VILLA LE TERME San Gimignano, 5 bedrooms, sleeps 10 A fully renovated farmhouse, with views over the Chianti hills, a short distance from the medieval village of San Gimignano. Villa Le Terme is the principal house on the San Martino estate, offering spacious and luxury accommodation in a beautiful and tranquil setting. The large infinity swimming pool (16 x 7m) is set 30m away from the house, and the property is surrounded by lawns and patio areas with magnificent hillside views. Set in an elevated position with breathtaking views over rolling, cypress-lined landscape, this splendid 16 th century farmhouse retreat provides an authentic Italian experience with the comforts of modern furnishings and fittings. With its own luxury spa with sauna, steam room & Jacuzzi and an infinity pool with purpose-built pergola and summer kitchen, guests will find it hard to wander far from the villa itself. ACCOMMODATION COMPRISES: Ground Floor Enter through an entrance hall on the ground floor into the kitchen, fully equipped for large parties. The main dining room, equipped with a Hi-Fi, has doors that lead to the patio. The living room has been converted from the old barn, it has sofas, satellite TV and home cinema and spiral stairs that lead to the mezzanine floor with pool table. Ground Floor cont.: There is a pizza room with a wood burning pizza oven and indoor barbeque. Also on this floor is a double bedroom which is accessed via the dining room, it has an ensuite spa with showers (one cold, one hot/cold), sauna, steam room, WC, sinks and corner Jacuzzi bath. First Floor On this floor is a double bedroom with en-suite Jacuzzi bath; there is also another double bedroom with separate external access and seating area, huge fireplace and en-suite bathroom. There are also two further double, en-suite rooms and a separate shower room.

We ensure these properties are safe, by conducting an annual health and safety audit of each property to check fire, gas, pool and general safety Our A&K Villa Rental includes: Villa rental on an exclusive basis Utilities (gas, water, electricity), unless otherwise stated Towels, pool towels and bed linen as standard 1 cot & highchair (cot linen not provided) An A&K Local Representative will arrange to meet you on your arrival weekend and is then on call 24/7 in case of emergency. In some cases an A&K Representative is not required as the villa will have its own competent, local manager. All A&K clients are able to call an A&K emergency Duty Manager.
