1 The House and the two Apartments On a 2000 m² well-kept estate you find the 5 star house at 450 m height next to a forest. It has a fantastic panorama view over Lohrhaupten and a large part of the Spessart. In the house you find 2 sunny holiday apartments. On the upper floor there is a 4 room apartment with 88 m² for 4 persons plus 1 child. The 2 room apartment on the ground floor has 84 m² for 2 persons plus max. 2 children. 2 Entrance apartment upper floor with balcony Apartment upper floor, 2 bedrooms, living room, dinette, kitchen, bathroom, for 4 persons+1, Living Room Upper Floor: The 31 m² living room consists of a comfortable studio couch, two armchairs with table and an extendible dining table for up to 8 persons. From the south to the east side spans the big balcony with blind and garden furniture/sun loungers. A wood stove brings cosy atmosphere if the sun does not shine. 3 Bedroom Upper Floor: In the 19 m² bedroom you find a comfortable king size bed (200x180 cm) with 2 bed tables including dimmable reading lights, a big wardrobe with mirror and a computer corner with printer. The multimedia computer has a SAT card to watch TV. Second Bedroom Upper Floor: The second bedroom is furnished with another king size bed (200x180) with 2 bed tables including dimmable reading light, a wardrobe with mirror and a safe. Kitchen Upper Floor: The kitchen consists of a Bulthaupt kitchenette with a ceran stove, oven, dishwasher, microwave, coffee and espresso machine, toaster, water boiler, bread cutter, fridge with freezer and high quality porcelain with cutlery for 12 persons. The kitchen has direct access to the dinette. Dinette Upper Floor: The dinette is an 8 m² light room between kitchen and living room. It is furnished with a wooden suite for up to 6 persons and is also a very good playroom for children. Bathroom Upper Floor: The bathroom has a big at grade shower with raindance shower head and glass walls. You will also find a mirror cabinet with washbasin and hair dryer. In addition to a window there is also a heated towel rail, a cupboard and a stool. Both Apartments: All described rooms are friendly and sunny. They are at one level, have thermo-glass windows with electric roller blinds and individually adjustable heaters. It has a direct access to the terrace through a sliding door. The wood stove arranges cosy hours when it rains outside. Other equipment are SAT-TV with DVD/Blueray, WLAN with laptop, laser printer with scanner and fax, a reading light and a safe. Kitchen Ground Floor with Panorama View: The kitchen has 19 m² with a round dining table for up to 8 persons. From here you can enjoy the panorama view over Lohrhaupten already during breakfast. The kitchen includes a ceran stove, oven, dishwasher, microwave, coffee and espresso machine, toaster, water boiler, bread cutter, fridge with separate freezer and high quality porcelain with cutlery for 12 persons. Bedroom Ground Floor: The 19 m² bedroom is furnished with a king size bed (200x200 cm), a wardrobe and a dresser. 5 Bathroom Ground Floor: In the 8 m² bathroom you find a shower with glass walls, a separate bath tub, a mirror cabinet with washbasin and hair dryer, a heated towel rail, a stool and a radio. It also has two windows. Corridor Ground Floor: A glass door separates the corridor from the living room. Here you find the attire and the place for shoes. Floor Plan Ground Floor Apartment: Terrrace : Large flat area with blind, wooden garden furniture and sun loungers. 6 Blockhouse Sauna with Panorama View: The sauna is located in a massive blockhouse made of Spessart wood in the garden on the edge of the forest. It has an anteroom with bank, attire and radio. The sauna is made for 6 persons and from there you have a perfect view over Lohrhaupten and large parts of the Spessart. The blockhouse is surrounded by a little terrace with bank and outdoor shower. Combined washing and heating room: Here you find the washing machine and the tumble dryer. Laundry can also be hanged up there. Additionally, there is a rotary clothes dryer which has its place in the garden behind the swing. The modern central gas heating is supported by a solar panel on the roof. You can also heat in summer, just adjust the wished temperature directly with the valves in the apartments. Additionally, each apartment has a wood stove for cosy hours at every time. Roofed anteroom west terrace: before the entrance of the upper apartment, with table and two garden chairs. 7 Sunbathing area, playground, blockhouse sauna On the lawn there is a lot of space for playing and relaxing. Here you find garden furniture, open air chess, a ping pong table with rackets and balls, a climbing frame with two swings, a big metal barbecue and the open air shower. The lawn is cut automatically by a mow robot. In front of the sauna, close to the forest, there is another small shady terrace with a bank, where it is very nice during summer. 8 Directions: Ferienhaus Spessartwald, Untere Steinau 8, D Flörsbachtal-Lohrhaupten Direction from A3 Frankfurt -Würzburg: A3 exit Hösbach (No. 61) On B26 ca. 2 km direction Lohr, until the roundabout. In the roundabout go left direction Sailauf. Through Sailauf and about 20 km straight ahead. At the crossroad turn right direction Wiesen and Bad Orb. In Wiesen go left direction Flörsbachtal, after about 5 km turn right direction Flörsbachtal B276. Drive through Flörsbachtal-Kempfenbrunn direction Frammersbach/Lohr. Driveway, 4 parking places by the house After ca. 3 km left direction Flörsbachtal-Lohrhaupten. Drive half through Lohrhaupten on the main street, after a 90 left turn drive straight in for another 100 m until on the left side you see a parking place with a font below the church and on the right side there is the Sparkasse. Direction from north and east (A5, A45, A7): On A66 until exit Bad Orb (No. 45). Drive straight through Bad Orb, shortly before Bad Orb ends turn right into Vilbacher Strasse (K890) direction Lettgenbrunn. Follow K890 for about 7 km until you reach the crossroad Hindenburg Strasse (close to the Golf Ground). Turn right and at the next crossroad left direction Lettgenbrunn. Drive through Lettgenbrunn about 7 km on K891 until crossroad in Pfaffenhausen. Turn right there, then it is 6 more km until Lohrhaupten. Drive on the main road until you reach the crossroad below the church, turn right into Gelnhäuser Tal next to the Sparkasse/parking place/font In Lohrhaupten: From Sparkasse/church/parking place (see plan below) turn into Gelnhäuser Tal direction Steinau. The street will lead you away from Lohrhaupten, after about 500 m turn left into Steinau. After another 300 m turn left into Untere Steinau. After a right turn it is the third driveway on the right side. You have reached the house. During winter when it snows: please do not drive to Untere Steinau, but go straight on for another 200 m to the other side of the estate. Here is enough space for parking and a direct access to the house. Please pay attention when using satnav: Normally the last road shown is Kirchweg. This road is very narrow and steep and cannot be used in winter. But also in summer it is better to use Gelnhäuser Tal instead of Kirchweg, then turn left into Steinau after 500 m, then again left into Untere Steinau after about 200 m. It is house number 8 on the right side.
