31 Own the largest allowable home in the Divide! Available options to add additional square footage Ski-in/out Slot Trail In the fall of 2013, the Snowmass Village Town Council approved an amendment to the Land use Code that exempts up to 15% of the base FAR [Floor Area Ratio] from the allowable building area calculations of a property, if the wall area of the lower level of the home is at least 50% below grade. The sellers engaged noted local architect, T. Michael Manchester, who was also one of the experts engaged by the Town to write that amendment, to do the requisite calculations of their home for the purposes of potentially adding square footage to the existing house. Manchester discovered two other possibilities that could be utilized to provide additional square footage in the living area and in the garage, all of which would allow for an increase in living area of anywhere from 123 to 875 sq ft., plus a garage expansion to three cars, if desired. It should be noted that these improvements could be built without triggering any fees to the Town, other than building permit and tap fees, and could make the total heated living square feet of the home 6375 sq ft ( =6375 sq ft + garage). All of Manchester s calculations are on file and available upon request. Also of note, a future owner of this property could secure even more livable square footage by utilizing the Town of Snowmass Village s Excise Tax provision which would allow another additional 550 sq ft. Under current code and property valuations, the excise tax owed the Town, if one purchased the right to construct all the remaining available area, would be approximately $89,200 (in addition to the cost of construction).
