Bexleyheath serves as a busy retail centre to a dense residential catchment area, and boasts all manner of national operators. Bexleyheath Station is within 1 mile, whilst Junction 2 of the M25 is approximately 5 miles distant via the A2 Rochester Way. Planning/Use Classification Planning permission was granted by Bexley Council on 13th January 2011 under ref 10/1703 for the demolition of existing car park and erection of a part 3/5/6 storey building comprising 109 bed hotel, commercial units including car parking (142 spaces) and service area and 43 flats providing 17 x one bedroom and 26 x two bedroom units with communal garden and bicycle store. Subsequent revisions have been approved under ref 11/01983 for reduced number of parking spaces (71), alterations to ground floor layout including relocation of hotel entrance and integration of restaurant within hotel and the creation of an additional unit A1/A2/A3 use. Further revisions reduced the number, but increased the size of the hotel rooms. Under condition 9 of the draft planning decision notice, the hours of opening for each of the commercial units are restricted to 7am 11.30pm Monday to Saturday, and 9am 10.30pm on Sundays. Please note that whilst the uses permitted for each commercial unit are retail purposes within class A1, financial and professional services A2 or restaurant or café class A3, our client s contractual obligations prohibit the use of the units as a minicab office, amusement arcade, bookmakers, pawnbrokers, off-licence, hot food takeaway, pet shop or dry cleaners. EPC The Energy Performace Certificate will be available upon completion of development.
