MAINTENANCE REQUESTS Any requests for maintenance services to your apartment should be reported to the main office. You may submit requests by phone, or through your online resident portal. If your request is a non-emergency, we will try to address the request within 48 hours. Emergency issues will receive first priority. Please note that appliance repairs may take several days to complete if parts are required, or if an outside vendor needs to make the repairs. MAINTENANCE EMERGENCY If you experience a maintenance emergency after office hours, please call Emergency situations include: no heat/air conditioning in extreme temperatures, flooding, and an out-of-service restroom (if your apartment does not have a second working restroom). In case of a fire or other life threatening emergency, call

For your convenience guests may call you via the entry call box located at the front entry. They may also search for your last name in the call box directory, where they will find a directory code assigned to your name. If your guest enters the directory code, the call box will dial your number. To buzz them in simply push 9 on your phone, or you may come down and meet them at the entrance. 222 Hennepin Apartments is a controlled access building, all residents are encouraged to pay close attention to their surroundings. Please report suspicious events or people to management, or if it is deemed an emergency, call 911. Always check to ensure that all doors close securely behind you. Each resident is provided with one set of keys including one apartment door key, one mail key and one FOB, which also operates garage access. (Additional keys issued upon request are storage, bike storage, wine storage.) Please note that replacement door keys are $50/key, replacement mail keys are $40/key and replacement FOBs are $100/FOB. If you are locked out of your apartment or the building, during or after business hours, please call for a temporary copy of your key(s). There is no charge for this service. Management will simply hold onto your photo ID until the copy is returned. ELEVATOR USE The freight elevator should be used to transport large items to and from your apartment. We offer quilted elevator wall pads, available from 222 Management, during move-in, move-out and when transporting large items. Call 222 Management at to arrange installation of elevator pads. 3
5 MOVING IN We are so glad you are here! We know moving day can be very stressful, so let us help you make the best of it. Because this is an urban setting and we have only one loading zone, you must schedule a time for the loading zone with the 222 Staff. The loading zone is located on 1 st Avenue adjacent to the resident entry door and is a one hour commercial zone. Any deliveries from furniture companies will need to be scheduled as well so we can accommodate all residents that may be moving in or out. UTILITIES For your convenience, 222 Hennepin Management already coordinated your electric, gas, trash/recycling, and water set-up by submitting the signed prepared forms when you picked up your keys. All utilities must be in your name throughout your lease. Electric Service: Xcel Energy: Gas Service: CenterPoint Energy: Utility Management Solutions (UMS) will provide utility billing for water, trash and recycling. This account has already been set-up for you. Please expect to receive a monthly statement from UMS by mail post move-in. Water in each apartment is sub-metered; you will be billed only for the water that you use. Trash and Recycling will be a set amount each month per apartment. (See your lease for more details) TRASH AND RECYCLING We take pride in our community and are striving for LEED Silver certification. Please help us be clean and green! TRASH Trash chutes are located on each floor. Please securely tie all trash bags prior to disposal to help maintain the cleanliness of the chutes. If you have any items too large to easily pass down the chute, please bring these items to the dumpster room. The dumpster room is located near stairwell E in the north corner, on the 1 st level parking. If you are in need of assistance, please call the 222 Staff to help you. RECYCLING Recycling chutes are also located on each floor. Minneapolis is a single sort recycle city; therefore, all recycling items can be discarded in this chute on your floor with the exception of cardboard boxes. Cardboard will need to be broken down flat and discarded in the dumpster room mentioned above. Again, if you are in need of assistance, please call the 222 Staff to help you. If you are unsure if an item may be recycled, see the Single Sort Recycling Instructions provided by our trash hauler. (This was provided for you in the folder you received at move in.) 4
6 PARKING RESIDENT PARKING 222 offers a climate and access controlled parking garage. Generally, residents are able to rent one parking space ($125/space) for each bedroom that their apartment includes. Please ensure that you are parked within the white lines of your parking stall at all times and that you park only in the space(s) you were assigned on your lease agreement. Vehicles are not to be parked in such a manner as to interfere with the driving lanes or the ability of others to park. SHORT-TERM GUEST PARKING Guest parking is located off 2 nd Street, between 1 st Avenue & Hennepin. The stalls are used as follows: guest parking is reserved and guests must be registered with 222 staff. 15 minute parking is reserved for quick deliveries and short term guest parking. Should you or your guest be parked in this space longer than the allotted 15 minutes, the car may be towed. Future resident parking is reserved for management s office appointments from 8am-8pm. For your convenience these spaces will change to 30-minute parking between 8pm-8am, Monday- Sunday. Residents are discouraged from parking in guest parking areas on a permanent or regular basis. 222 Management reserves the right to tow offending vehicles. Because 222 Hennepin is located in an urban environment, we must reserve the right to tow, without notice and at the expense of the vehicle owner, all vehicles parked in a manner not in compliance with these policies. Should you or a guest have your vehicle towed, please contact the 222 Management office for information related to the contracted towing company. MAIL & PACKAGES We know you probably go to the mailroom on a daily basis; therefore, we wanted to make it an enjoyable experience for you. 222 Hennepin s mail room is located on the first floor near the resident entrance/exit for easy access. Here are a few logistics: Your postal box number will be the same as your apartment number. Should you be away from home, or unable to accept a package delivery, we are happy to accept deliveries on your behalf. In this case, your apartment number and which courier delivering the package will appear on the TV through our resident portal. You can pick up your packages from the 222 Staff anytime, day or night. If it is more convenient for you to have packages delivered to your apartment, just let us know. The overnight concierge will deliver packages upon special request. 5
7 MY222HENNEPIN.COM We are pleased to introduce a private online portal, exclusively for 222 Hennepin residents! Here you can receive important updates, enter maintenance requests, pay your rent, set up automatic payments, request an amenity reservation, connect with other residents and more. You are also provided with a wide set of community tools, including package delivery, a community marketplace, building-wide message board, neighborhood discounts, community announcements, and up-to-date information about the building and the neighborhood. Simply go to My222Hennepin.com to set up your profile today! RENTAL PAYMENTS Rent payments are due on the 1 st of each month. For your convenience you have the following payment options. Please note that 222 is unable to accept cash payments. 1. Online recurring or one-time electronic payments through your 222 Hennepin Resident Services Portal. Please visit My222Hennepin.com to create your resident profile and set up your account services by going to Make a Payment. 2. Paper check submitted directly to the 222 office or rent box located on the west side of the front desk. Please make all checks payable to 222 Hennepin. Also, please remember to sign and date your check, and include your apartment number on the memo line. Outstanding payments more than 60 days past due to Utility Management Services for water, sewer and/or trash will need to be paid before your next month s rent payment will be accepted. If total rent and any outstanding charges are not paid by 4pm on the third day of the month you will accrue an 8% charge of the total amount due. Personal checks will not be accepted after the 8 th ; all payments made after the 8 th of the month must be paid with certified funds. SUPERIOR CONCERIEGE SERVICES DRY CLEANING Please enjoy complimentary delivery and pick-up services, and discounted prices from Waldorf-Nevens Dry Cleaning. To get started, pick up a green bag and 1 st time user card from the 222 Staff. Dry Cleaning is picked up and returned to 222 on Mondays and Thursdays. Drop your clean deliveries will be placed directly inside your apartment (upon your consent). If you have questions and would like to speak with our Waldorf-Nevens representative directly, Jeff can be reached at CAR SERVICE Need a ride? Let us call you a car or other service vehicle should you need one during office hours. Please call the front desk at and you will be alerted when your ride arrives. PAINTING & CLEANING REFERRALS 6
8 Should you decide to paint any of the walls within your apartment, written consent is required from the front office and you must use a professional painting service. If you would like to hire painters and/or a cleaning service, we are happy to provide you with quotes from the professional companies that service our building. HOUSE SITTING Let us watch your apartment while you re traveling. If you re out of town and would like the 222 team to keep an eye on your home we are happy to do so, free of charge. RESIDENT REFERRAL PROGRAM How would you like a $300 credit towards your upcoming month s rent? Refer someone to 222 Hennepin and you will be rewarded when they move-in. Be sure to have your referral mention your name when they contact us, and ask that they write your name on their application. When your referral has moved in, you will receive a $300 credit toward your following month s rent. 222 HENNEPIN AMENITIES The following instructions and guidelines are intended to help you enjoy 222 s amenities to the fullest. 222 s community amenities are designed for 222 residents and 222 guests only. Please accompany your non-resident guest(s) at all times. Persons under the age of 16 must be accompanied by an adult. Please keep all areas neat, orderly and free of debris. Please clean up after events and remove all refuse, food, beverages, containers, etc. Please return furniture and furnishings to their original locations. Please note that there are no lifeguards on duty and the pool is open 9am-10pm daily while in season. Proper swim attire is required. Pets and glass containers are not 7
9 permitted in the pool or around the pool. No diving, running or horseplay is permitted, and music should be played at a reasonable volume so as not to disturb others. GRILL There is a grill on the 4 th floor rooftop for your burger-flipping pleasure; please clean the grill, accessories and surrounding areas after you use them. The grill may be reserved by reserving The Jag Club entirely. FITNESS CLUB & YOGA STUDIO 222 s Fitness Club is equipped with cutting-edge technology-friendly exercise equipment that allows you to customize your workouts and track your progress through Each piece of fitness equipment is equipped with a television that has 34 cable channels. In addition, towels are provided for your convenience. When finished, please place towels in the towel drop located near the drinking fountain. 222 s Yoga Studio offers weekly classes led by a Core Power certified Yoga instructor, as well as a television featuring a number of pre-recorded fitness programs. Check My222Hennepin.com for schedules. COMMON AREA WIRELESS INTERNET For your convenience and enjoyment, 222 s common area amenity spaces have free wireless internet for residents use. The Wireless Network is titled 222HennepinWIFI and is password protected. The password is currently set to: 222Hennepin0813. You will be prompted to open an internet browser window and enter this password in order to utilize the Comcast Wireless Network. GENERAL POLICIES ANIMAL/PET POLICY 222 Hennepin is a pet friendly community. There is a two pet maximum with a combined weight limit of 75 pounds. Cats are welcome! Please provide 222 Management with proper license and recent vaccination records prior to your move in date. Dogs (up to 75 lbs.) are welcome with the exception of the following breed restrictions: Pit Bull terrier (and other large terriers), Alaskan Malamute, Saint Bernard, Rottweiler, Doberman Pinscher, Akita, German Shepherd, Chow, Husky, and Great Dane. Pets require a one-time pet approval fee of $200 and a refundable deposit of $300. Pet rent is $40/month for one pet and $60/month for two pets. Please provide recent vaccination records for both dogs and/or cats living within your apartment. Any unauthorized pets are considered a direct violation of your lease agreement. Please ensure your pets are good neighbors. For your convenience, we have dog bag dispensers and trash cans at the north and west garage exits. Please use these bags (or your own) to immediately clean-up after your pet. Fines will be imposed on residents that do not properly cleanup after their pet. Your pet should be on a leash and properly accompanied by you when you are outside of your apartment. Should we receive repeated complaints regarding the handling of your 8
10 pet or repeated disturbances from your pet, you may be asked to immediately and permanently remove your animal from the community. If you would like a referral to a dog walking/pet sitting service, we would be happy to provide it. Good behavior will be rewarded with treats from Barkley s Bistro and can be claimed anytime at the front desk! STORAGE All residents are assigned one storage locker per apartment. Please ensure that all stored items are inside or affixed to your storage locker and not located outside of the locker or in your parking stall. You are responsible for locking your storage locker and securing your belongings. Management is not responsible for lost or stolen items within your storage space. You may rent an additional storage space at 222 Hennepin upon availability on a month-month agreement for $30/month. Secured bike storage is available Contact the 222 Management office for more information. Please do not use your balcony or the hallway as a storage space. If you do so, you will be asked to move these items. HALLWAYS In order to ensure that 222 Hennepin retains its original design aesthetic, please do not place rugs or decorations in or around your hallway entrances. NOISE 222 s quiet hours are from 10 pm-8 am Monday-Sunday. We ask that all indoor and outdoor activities be kept at a reasonable level at all times. This includes sound from stereos, televisions, appliances, and indoor or outdoor gatherings. Should you need to report a noise disturbance, please call us at or us at 222Hennepin@ExcelsiorLLC.com. In order to issue a noise violation, the management office must receive a written complaint that documents the time and person(s)/flat number that perpetuated the noise violation. Repeated noise violations from any apartment will not be tolerated and will be a violation of your lease agreement. Please be considerate of your neighbors to ensure that 222 Hennepin is a peaceful and enjoyable place to live for all residents. LIGHT BULBS Please purchase and replace your light bulbs when necessary once you take possession of your apartment. If you need assistance replacing them, please notify the 222 Management office. We are more than happy to help. PREVENTATIVE MAINTENANCE Preventative Maintenance is scheduled bi-annually. You will be notified prior to any preventative maintenance inspections or entry into your apartment for non-emergency maintenance inspections. During these preventative inspections all smoke detector batteries are checked and replaced if needed. If you notice your batteries are dying, please notify the office immediately so we can replace them. Your heating and cooling filter will also be changed regularly. If you have a pet, you may need your HVAC filter changed more frequently. Contact our office to submit a maintenance request if this is needed. Water Shut off Instructions: In the event that you have a flood or water main break in your apartment, please locate the water shut-off valve in your washer/utility closet. There is a red 9
11 quarter turn valve located directly above your water HVAC unit. Turn this completely to the right in order turn off all water flow to your apartment. EMERGENCY PROCEDURES MEDICAL EMERGENCIES In the event of an accident of illness involving a resident or visitor: 1. Have a person trained in first aid check the person to determine if outside medical assistance is needed. 2. If necessary, call If possible, have someone meet the emergency unit at 222 s main entrance or at the elevator lobby on your floor. 4. Notify the management office at FIRE EMERGENCIES 222 Hennepin Apartments has been built to isolate possible rapid spread of fire. If there is a fire in your apartment: 1. Leave immediate fire area and close doors behind you. 2. Call Fire Emergency 911, and Management and relay the following: a. Exact location of fire. b. Building address: 222 Hennepin Avenue South, Minneapolis, MN c. Floor and apartment number. d. Details of the fire. 3. Go to the nearest stairwell and proceed to a lower floor. If the fire alarm is sounding in the building 1. Listen to the Fire Alarm Directions 2. If you are told to evacuate your apartment or area, use the nearest stairwell and proceed to the ground floor. 3. Do not use the elevator, as they will be out of service. 4. If you encounter heavy smoke, take short breaths through your nose, stay near the floor and move to an exit by crawling. 5. Do not return to your apartment until the all clear command is given by the fire department, management or security. ELEVATOR EMERGENCIES If you are trapped in the elevator: 1. Stay calm and do not attempt to force open the elevator doors. 2. Push the HELP button, which automatically dials the elevator emergency number. 3. Follow the instructions given by the operator. 10
