1 SCOTTISH ACCOMMODATION BAROMETER REPORT: JANUARY 2018/2017 REPORT - HOTELS 1.0 INTRODUCTION JANUARY 2018/2017 Welcome to the VisitScotland Scottish Accommodation Barometer covering January 2018 and benchmarking against January The Barometer reviews Accommodation performance throughout Scotland, highlighting trends across various sectors and categories of the industry. This Barometer offers a snapshot of accommodation performance based on participating providers. Comments and feedback should be directed to Marina Martinolli (Tel: or via mma4@gcu.ac.uk). 2.0 EXECUTIVE SUMMARY JANUARY 2018 The Room Occupancy percentage in relation to the responding accommodation operators in the Serviced accommodation sector for the period JANUARY 2018 was 51.03% when compared to data from the previous year of 43.01%; this shows occupancy demands increased in what is always a challenging month for accommodation providers. Generally, seasonality and downturn in demand is most acute in the islands and some rural destinations (such as Dumfries and Galloway). The urban centres of Edinburgh and Glasgow are more likely to maintain reasonable occupancy levels although there is pressure on rates achieved. The suppliers of lower cost (level of tariff) accommodation in a variety of sectors (i.e. bed and breakfasts, guest houses, inns and smaller hotels) generally have performed less well whereas those serviced accommodation providers with rates of 70 or more performed best. The sector in Scotland continues to enjoy a reputation for value as a direct result of the reduction in the value of UK Sterling in comparison with the Euro and US Dollar. January saw a decrease of -5.4% in visits numbers within the visitor attraction sector comparing January 2018 with January Category Room Occupancy Jan-18 Jan-17 %Change ALL SERVICED ACCOMMODATION 51.03% 43.01% 8.02% Category Bed Occupancy Jan-18 Jan-17 %Change ALL SERVICED ACCOMMODATION 39.58% 31.12% 8.46% The Revenue per available occupied room for January 2018 was compared with in January This figure is based solely on accommodation providers who provided financial information for either January 2018 and/or RevPAR JANUARY 2018/2017 Room - Average RevPAR ( ) Jan-18 Jan-17 ALL SERVICED ACCOMMODATION SERVICED ACCOMMODATION 3.1 Performance by Hotel Category JANUARY 2018/2017 In the Hotel sector, the room occupancy rate for the period January 2018 was 51.80% when compared to data from the previous year of 51.03% occupancy rate; this shows a marginal increase of 0.77%. Percentage room occupancy and bed occupancy rates for Hotels in Perthshire and Greater Glasgow were the highest in January Operators in Coastal, Accessible Small Towns; properties with more than 100 rooms; properties charging a tariff of 70 or more fared best in room occupancy rates in January The table below shows the Room Occupancy rate recorded for JANUARY 2018/2017 as well as the % change calculation for the Hotel Sector Category Room Occupancy Jan-18 Jan-17 %Change HOTELS 51.80% 51.03% 0.77% The bed occupancy percentage in relation to the responding hotel operators in the Hotel sector for the period JANUARY 2018 was 40.27% when compared to data from the previous year of 38.39% occupancy rate; this shows an increase in bed occupancy of 1.88%.
