1 August/2011 The tenants have all received a newsletter (July 8) explaining the measures, typical schedule with regards to their dwellings, the example apartment and important telephone numbers. The need to clean their gardens for scattering and may expect people from the building company for inspection. Start of the work at the end of national builders holiday. The scattering started August 1. Because of the scattering going very fast they are ahead of schedule. This leads to people coming back from holiday finding a scattered house, not everybody is happy with that. In the end of August horrible weather hits the city and since the roof is being refurbished many people have leakages. They are unsure to ring the house owner, Woonbron, or the builder. Due to holidays, weekends and poor communication some tenants are not helped quickly or properly. After the mistakes are recognized and improved procedure is communicated to the tenants. 3 September/2011 The information evening on September 7 is visited by 50% of the 108 households. The tenants range from mildly skeptic to furious about various details regarding the measures, procedures and solutions offered. There are options for garden-doors that are 4 times to expensive claim some carpenters. Other discussions are about the tidiness of the builders and the specific definition what their work is, and what the tenant must do. Another aspect is that tenants cannot make a catentrance in the door and that the doors have so much glass. It is expressed that the HR++ glass cannot be stickered by the tenants. The turmoil leads to very little attention for the projects schedule, that is perfectly on time. The mood tempers when a 5 minute BEEM-UP presentation explains the tenants that refurbishment in inhabited state is very difficult. Every tenant is invited to pick up a box with energy saving materials (light bulbs, clock etc) in the example dwelling. Within a week from the information evening 50% of the boxes are picked up. 9 people take the invitation for a brainstorm evening on September 14 to heart and engage in the evening with Evert Hasselaar from OTB and Zeno Winkels from Woonbron. Out of some 50 ideas it is concluded to first focus on a neighborhood party, improving the outdoor lighting in the area and gives an energy course. And the end of the month the costs for the garden-doors are brought back to an level that s sees 6 people choose them. 5 October/2011 October sees a first energy course, which was one of the projects listed during the brainstorm in September. The course is given in the example apartment and hosted by Evert Hasselaar and Zeno Winkels who brings home made cake. Some 10 tenants discuss energy in general and get introduced to energy balances and different tariffs on their energy bills. Evert deals with ventilation and health issues with regards to indoor climate on a very serious note, but the evening has a 'light' feeling. Zeno presents Eneco's Energy Display 2.0 which shall be supplied to the tenants come spring 2012 and which works as a dashboard-type monitoring device. At the end of the evening it is decided that all tenants write down the digits on their gas-and electrical meters to start monitoring for the next course-evening. As a surprise Woonbron supplies the tenants with Wattchers ( a plug-in device to monitor current electricity use. There are not enough Wattchers so some are supplied later by Zeno. (On Halloween evening, with his dressed-up kids). As the work on the roofs and walls continues, behind the scenes Eneco and Woonbron are designing the best combination of condensing boilers and solar boilers for the different dwellings, especially with their different current installations. These vary a lot. Ventilation channels can be used to bring solar heat to the floor-dwellings, but at a cost with regards to the 'twintube' needed. Also the planning of the work on the roofs must be precise to minimize truck-costs. The end of the month brings a success though. The first tenant that was offered a new installation, in a private procedure on request, accepts the offer! 7 November/2011 The 7 November, second energy course was a success with some new members enlarging the group. The people at the course ask questions related to their daily lives and there was a lot of fun in the comparisons between households as the tenants are now monitoring their own energy usage. Both electrical and natural gas. The presentation of the feedback equipment that will be installed in 2012 was followed with great interest. November 23 brought an evening where the results of the projects so far were discussed. There is a map of poorly lighted places presented by one of the tenants, followed by a brainstorm on projects to improve the area. More work will be done on the lighting issue. It is decided to throw a party when the Christmas tree that is offered by Eneco is set alight. Technically the refurbishment is on schedule, behind the schemes work is being done to find the right prices and procedures for installing the installations and floor insulation on request. It is planned to do house-visits in December to check the floors and current installation.
8 December/2011 In week 50 the last window frames are placed. That means that the project has met its deadline: all tenants now have new windows before Christmas. House visits are started in which the installer (Eneco) checks the current installations at household level to be able to offer an improvement. The visits are a success and many tenants express their satisfaction with the better windows and roof insulation. As feared, quite some tenants have expensive carpets that will make it hard to install floor insulation without damaging it. Furthermore the first actual installment of a solar panel is stopped because the new insulated roof possesses technical problems. The exhaust-pipes of the condensing boilers that were thought to find room in the large ventilation pipes give problems too. The technical people of Eneco are working overtime to solve the problems. In the meantime the data for the Christmas party is set at December 16 and this is published in yet another newsletter to the tenants. There will be food, Gluwhein and hot chocolate for everybody and a Santa Clause with presents for the children. Woonbron orders tents and the tenant group fixes the food and music. Small LED-candlelight s in the area show people the way to the tents. The evening is a big success with the weather calming down for a couple of hours, the children in line for Santa Clause and over a 100 visitors. If our energy tips would be welcomed like the Kebabpizzas and soup there would be nothing to worry about.
