As a LEED Silver development, Hideaway will include the following key sustainability features: _ Hideaway is being developed on a dense urban site, close to public transit, using existing municipal infrastructure smart urban development is probably the single most important step we can take in ensuring that we build sustainable communities for the future _ All units will be individually utility metered, allowing occupants to control their energy use and be rewarded for an energy conscious lifestyle _ Hideaway will have vegetated green roofs and rain water storage systems, allowing rainwater to be collected and used for on-site irrigation. The collection and use of rainwater on-site has a major benefit of reducing and possibly eliminating storm-water runoff into the city s stormwater system _ All lofts will have dual flush toilets, and water efficient faucets and shower-heads; sustainable hardwood flooring; and zero VOC-emitting paints and low-emitting coatings, adhesives, sealants and flooring _ Hideaway residents will benefit from membership in a hybrid car share program _ Overall energy usage will be reduced by an estimated 35% (as against the Model National Energy Code for Buildings), by using energy efficient windows and lighting, Energy Star appliances, high efficiency boilers, and heat recovery ventilators (HRVs) that recover heat typically exhausted from suites. HRVs have the added benefit of bringing in fresh air directly from the outside, rather than through the corridors _ An advanced recycling system will be installed in each phase of Hideaway, allowing residents to separate recyclable materials at source _ Full building life-cycle commissioning will be put in place, reducing callbacks and complaints, and ensuring that the building and all its equipment operate at the optimum performance level, so that all efforts in design and execution actually bear fruit _ A comprehensive education and training program will be put into effect upon building completion to ensure that all residents understand the benefits of the sustainability features of their building, and will be able to take full advantage of them
